Every effort is made to minimize the amount of time a property remains vacant. We even return calls and show vacancies on weekends and in the evening.

MAINTENANCE

The upkeep of your building is of paramount importance. You need to know that if pipes break at 3:00 a.m., someone will be available to fix them immediately. Our building maintenance team is accessible 24-hours a day. Our quick response time minimizes building problems and increases tenant satisfaction. Residential Rentals West, Inc. also recognizes that preventive maintenance is not only more efficient, but also more cost effective. We will work with you to develop a long range capital replacement plan, helping assure that repairs and improvements are planned in advance, before they become emergencies.

What Residential Rentals West, Inc.  does to keep maintenance costs under control:

  • We have an in-house maintenance company, using independent contractors only when needed.

  • Estimates are obtained and presented for owner approval on all repairs in excess of $250.

  • All repairmen are instructed to document directly on their bills if any repair is caused by tenant negligence or abuse, so that tenants may be held responsible for needless damage.

  • All tenants are provided with our cell number so that in the event of an emergency, they may reach a live person, 24-hours a day, seven days a week.

  • Our online Tenant Support page provides thorough maintenance instructions and recommendations.

  • Many common problems are easily handled over the telephone without ever having to involve a repair person.

INSPECTIONS

Drive-by inspections with a written report are performed regularly. We also produce a digital photographic record of the property at each interior/exterior inspection at no extra charge.

General interior/exterior inspections are conducted:

  • When we take over management.

  • When we move tenants in and out.

  • Several months after each new tenant moves in (to get a feel for how they care for the property).

  • At least bi-annually thereafter.

All such inspections are a standard part of our service and qre at no additional cost to you.

Among other things, we check:

  • Furnace filters

  • Smoke alarms

  • Grout/caulk

  • Glass and screens

  • Kitchen and bathroom plumbing

  • Etc...

If a problem is found to exist, we can quickly implement corrective action. Through this policy, we feel that unnecessary repair expenses can often be diminished or eliminated.
