If you like one of our properties and feel that you meet the
following criteria, we invite you to download and submit an application. Please
realize that the more documentation you provide with your application
(identification, proof of income, anything that may assist us in verifying all
the information), the faster we will be able to have an answer for you.

NOTE: You should print an application for each resident 18 or older.
Our general guidelines to
qualify are as follows:

Applicants must be able to enter into a
legal and binding contract.

Gross income must be approximately three
times the rent amount.

Each person 18 years or older must fill
out an application.

Each applicant
should have approximately two recent years of favorable rental references or
ownership.

At least
two lines of good credit with an established creditor.

All sections of the application must be
filled in completely.

The non-refundable application fee of $35
per person must be paid before application can be processed.

Picture ID is required (license, passport,
state ID card, etc.)

Proof is required for all sources of
income; unverifiable or under-the-table income cannot be considered.
Negative
credit, rental or employment references may keep an application from being
approved. Certain properties (please ask) will allow a co-signer in lieu of lack
of credit or rental references. Some properties have different guidelines, so
ask the property manager. Most agreements begin with a twelve month lease. If
pets are allowed, an additional deposit will be required for each pet. The
security deposit and one month's rent must be paid in the form of a cashier's
check prior to occupancy. Upon payment of a deposit, we will hold a vacancy by
written agreement. Residential
